Finding off-market properties is a goldmine for real estate investors, offering opportunities to secure deals that haven't hit the open market. These properties can often be acquired at a discount, as there is less competition driving up prices.

Strategies to Find Off-Market Properties 

Establish relationships with agents who specialize in your target area. They often have leads on properties before they are listed. 

Send personalized letters to property owners in your desired locations, expressing interest in purchasing their property. 

Work with wholesalers who specialize in finding and selling off-market properties. 

My second real estate acquisition came out of the blue. My long-time friend, golf partner, and realtor-of-choice helped me land my first property. Then, a few months later, he sent me a Zillow listing of a condo for rent.

I called him asking why he'd send me something to rent. He said, "I have friends moving to South Carolina. Their condo is in this complex and has this same floor plan as what I'm showing you. It is entirely recently updated with Luxury Vinyl Plank, new bathroom tiling, and a new kitchen, so you can rent it for a higher rate than this listing. I'm going to put it on the market, but you have first-dibs at it before I list it. Do you want it?"

I underwrote the opportunity, the numbers were fantastic, so I pulled the trigger.

This is my preferred strategy, because I would much rather pay a wholesaler an Assignment Fee than spend the time and effort developing my own lead-generation/closing pipeline.

I've gotten four properties - and growing - from wholesalers.

. If I give you my buy-box saying I'm looking for a 3-bed/2-bath minimum with very little to no renovation, an existing loan at 5% or less (because I want to acquire it subject-to), then why the heck is a wholesaler asking me if I'm interested in a burned-down end-unit that's a full gut?!

Good wholesalers are worth every penny of the Assignment Fee.

 A wholesaler finds and closes a deal, locks it up on-contract, and then seeks to assign that contract to an end-buyer or investor. The process of assigning that contract entails a wholesaler commission in the form of an Assignment Fee.

 Not too long ago, I made the mistake of complaining that a wholesaler's Assignment Fee was "hidden" among the total Entry Fee costs. The fact is, I shouldn't care. If underwriting works with the total Entry Fee, then I simply shouldn't care what part of that Entry Fee comprises the Assignment Fee. Let the wholesalers do their jobs, and leave it at that.

 This goes with every transaction. If you want to maintain a partnership with a good wholesaler, then act with complete integrity. You can screw someone over exactly once in this industry; your reputation preceeds and follows you, so take care to cultivate it.

I mentioned Entry Fee earlier, and I feel I need to dive deeper into what goes into this:

Cash to Seller - how much does the seller want in cash at the closing table?

Arrears - how much needs to go toward reinstatement a mortgage?

Cost of Acquisition - if via a wholesaler, how much are they charging to assign the contract to you? if via an Agent, how much is their commission?

Closing Costs - how much does it cost to close the property?

Renovation Costs - how much does it cost to bring the property up to where it needs to be to get the desired After Rehab Value?

Holding Costs - how much do you have to have on-hand to cover expenses while getting the asset ready for disposition? This includes principal and interest on loans, utilities, taxes, insurance, and association fees

Marketing - how much do you need to pay to disposition this asset?

If you underwrite the opportunity and find it's a profitable venture, don't go digging around asking the Wholesaler to cut their Assignment Fee.

How to Find Off-Market Properties

Leveraging debt can significantly amplify your purchasing power in real estate investments, enabling you to acquire properties you couldn't otherwise afford. However, this strategy carries several risks that every investor must understand and mitigate to ensure financial success.

Risks of Leveraging Debt for Real Estate Investments and Mitigation Strategies

: Real estate markets can be unpredictable. Economic downturns or local market slumps can lead to decreased property values, making it difficult to sell or refinance properties without incurring losses.

: Spread investments across different geographic locations and property types to reduce exposure to market fluctuations in any single area.

: Focus on long-term investment horizons, which can help ride out short-term market volatility and benefit from overall market appreciation trends.

I have properties across five states. I also have a W-2 job and don't need as much cash flow as someone doing this full-time. I can play the long game. Any long-term vacancy incurred by one rental is more than made up for the cash flows of all the other rentals. 

: If the rental income from properties isn't sufficient to cover mortgage payments, property taxes, and maintenance costs, you may face negative cash flow. This situation can be exacerbated by unexpected vacancies or repairs.

: Perform comprehensive market research and financial analysis to ensure that the property's rental income will cover all expenses, including mortgage payments and maintenance.

: Maintain a reserve fund to cover unexpected vacancies, repairs, or other emergencies that could impact cash flow.

 is a great model for paying yourself in a way that ensures your business solvency. I've underwritten enough properties to understand what opportunities will cash flow enough to meet my criteria. I used to use complicated spreadsheets to underwrite my deals, but now I use 

: Loans with adjustable interest rates can become more expensive if interest rates rise, increasing your debt servicing costs and potentially leading to financial strain.

: Opt for fixed-rate mortgages to lock in interest rates and provide predictability in debt servicing costs.

: If using adjustable-rate mortgages, ensure there are caps on how much the interest rate can increase over the loan's term.

I started out using a Home Equity Line of Credit (HELOC) that had a very low introductory rate. When that introductory period ended, it turned into an adjustable-rate loan. I refinanced it into an expanded HELOC at a fixed-rate so now I can better estimate my expenses.

: Borrowing too much can leave you with little equity in your properties. In a declining market, this can lead to properties being underwater, where the mortgage balance exceeds the property's market value.

: Keep loan-to-value (LTV) ratios conservative, ideally below 75%, to maintain substantial equity in the property.

: Periodically reassess the property's value and equity position, and consider paying down the principal to reduce leverage if necessary.

I hardly ever use my HELOC anymore, unless it's for a cash purchase where I can recover all my funds with a cash-out refinance after forcing appreciation into the asset -

I also have a nifty spreadsheet full of amortization schedules for each of my properties, so I know just how much equity I'm accruing each month as tenants pay my mortgages. Reico has on its roadmap a Portfolio dashboard to help investors see how well all their assets are performing. 

: If you cannot meet your debt obligations, you risk defaulting on loans, which can lead to foreclosure and significant damage to your credit score, hindering future borrowing capacity.

: Ensure stable and diversified income sources to reliably meet debt obligations, including having multiple properties or income streams.

: Negotiate favorable loan terms, such as longer amortization periods and lower interest rates, to make monthly payments more manageable.

I'm a bit hawkish about this. The numbers don't lie, and don't try lying to yourself by fudging the numbers. If you can't pay your debts, then maybe you need to sell one or more of your properties. Yes, you may encounter a short-term hit - especially if you sell for a loss - but you do NOT want a foreclosure on your credit history.

Opportunity Costs: 401(k)s and Self-Directed IRAs vs. Real Estate Investments

While I prefer using Other People's Money (OPM) to fund my real estate deals, sometimes I choose to dip into my own funds. Choosing between letting money grow in a 401(k) or 

 (Individual Retirement Account) versus investing in real estate involves weighing opportunity costs:

: Tax-deferred growth, employer matching contributions (for the 401(k)), and potential for compounding over a long period.

: Limited liquidity, potential penalties for early withdrawals, and dependence on market performance.

: Potential for higher returns through appreciation and rental income, tangible asset control, and various tax benefits.

: Requires active management, less liquid than stocks or bonds, and subject to market and operational risks.

By keeping money in a 401(k), you benefit from steady, long-term growth with tax advantages, but you might miss out on potentially higher returns and diversification that real estate can offer. Conversely, redirecting funds from a 401(k) to real estate can provide substantial gains but requires a higher risk tolerance and active involvement.

Leveraging debt in real estate can be a powerful tool for building wealth, but it's essential to approach it with a clear strategy and awareness of the risks involved. Evaluate your financial situation, risk tolerance, and investment goals carefully. Understand that debt, when used responsibly, can help you achieve your financial objectives, but mismanagement can lead to significant setbacks. Think about debt in a healthier way—not as a burden, but as a means to grow wealth and diversify your investment portfolio. Make informed decisions and always have a contingency plan to navigate the complexities of real estate investments successfully.

Investing in residential real estate can be a powerful way to build wealth and achieve financial independence. However, to make smart investment decisions, you need to analyze potential properties carefully. Here’s how I break down the key factors to ensure each investment is a winner, and the common pitfalls to avoid.

 Net monthly cash flow is the lifeblood of any rental property investment. It’s the amount of money left over after collecting rent and paying all the expenses, including mortgage payments, property management fees, maintenance, insurance, and taxes.

 Estimate the monthly rent you can charge based on local market rates.

 Include costs like property management (typically 8-10% of the rent), maintenance (about 1% of the property value annually), insurance, property taxes, and utilities (if applicable).

 Calculate your monthly principal and interest payment using an online mortgage calculator.

 Gross Rental Income - Operating Expenses - Mortgage Payment = Net Monthly Cash Flow.

 One common mistake is underestimating the operating expenses. Always assume higher than average costs to avoid unpleasant surprises. 

, but I include 8% Property Management in operating expenses so I pay myself. I mean, what if later on down the road I want to finally outsource that? Well, I already considered the expense!

Be sure to include an allotment for vacancies. Even if you have a clean turnover from one tenant to the next, you might be vacant for two weeks as you clean and prep for the incoming tenant.

Pitfall #2: Caring Too Much about Cash Flow.

 If you have a high-earning day job and aren't looking to retire early on rental properties, then maybe you don't need to make a lot - or any! - money in monthly cash flow. You'll make it up later - you're playing the long game!

 Equity accrual is the increase in your property ownership stake as tenants pay down the principal on your mortgage. Over time, this can significantly boost your net worth.

 Multiply the monthly principal payment by 12 to see how much equity you gain each year. This isn't exact, since the proportion of your monthly payment that goes toward interest gradually rises the farther along the amortization schedule you are.

Tracking your equity accrual helps you understand how much of the property you own outright over time, which can be substantial when accumulated over several years.

 Focusing solely on cash flow and ignoring the benefits of equity accrual can lead to undervaluing the investment's long-term potential.

Pitfall #4: Ignoring the Leverage Your Equity Grants you. 

One of my rental units has over $100K of equity in it. Imagine if I could take out a 

 against it and use that money to buy two or three more units! 

As you gain wealth, think about how you can make that money work for you.

 Real estate tends to appreciate over time, meaning the value of your property increases. This appreciation can be a significant source of long-term wealth.

 Look at historical appreciation rates in your target market.

 Assess current market conditions and future development plans in the area.

While appreciation rates can vary, understanding the trends can help you project future property values and overall return on investment.

 Relying too heavily on future appreciation can be risky. Always base your investment on current cash flow and consider appreciation as a bonus.

 Real estate investments offer various tax advantages, such as depreciation, which can significantly enhance your overall returns.

 You can deduct the cost of the property (excluding land) over 27.5 years for residential properties. This non-cash deduction can offset your rental income by reducing your taxable income.

 Mortgage interest is tax-deductible, lowering your overall tax burden.

 Expenses like property management fees, repairs, and travel related to managing your property can be deducted.

Consult with a tax professional to maximize your deductions and understand how tax laws apply to your situation.

 The monthly rent should be at least 1% of the purchase price. This helps ensure the property will generate enough income to cover expenses. In today's market where interest rates are about 7%, this rule is harder to follow. It was easier when rates were 3%, which is why creative financing (like acquiring a house subject-to the existing loan, which may be at 3%) is so powerful. 

My first two units were via conventional financing, which was great when rates were 3% but terrible that I had to put 25% down to acquire them. I acquired subsequent units via 

 where I could still acquire houses at 4.25% or lower.


 Expect that operating expenses (excluding mortgage) will consume 35-45% of your rental income. This conservative estimate helps ensure you don't underestimate costs.

If your rental income is $1,800, then 35% of that is $630 for your operating expenses. If your mortgage is $900, then your net monthly cash flow will be $270.


 Calculate the capitalization rate by dividing the net operating income by the property price. Aim for a cap rate that meets or exceeds the average in your area, typically around 6-8%.

Analyzing a residential real estate investment involves evaluating net monthly cash flow, equity accrual, asset appreciation, and tax benefits while avoiding common pitfalls. By understanding and calculating these factors, and applying standard rules of thumb, you can make informed decisions and build a profitable real estate portfolio.
